• Public property records provide the mailing addresses of parcel owners. We regularly review publicly available records and reach out to landowners to see if they would consider selling their property. There is no obligation to sell, we simply reach out to see if owners would consider a direct cash sale.

  • Our offer is based on a review of recent land sales in the area, property characteristics, and development potential. We also factor in the time and costs involved with researching, holding, and improving the property before making an offer.

  • We cover all closing costs including title search, recording fees, and transfer taxes. The offer in the “Purchase and Sale Agreement” of sale is the full sum you will receive from the transaction.

    Realtor commissions and transaction fees can make up a significant portion of real estate deals, because we work directly with owners those fees are avoided.

  • Payment is issued through the title company at closing. Funds are sent by cashier’s check or wire transfer directly to the seller via the title company. To show proof of funds, we provide a photo of the cashier’s check to the seller while the closing documents are being prepared. We mail the check to the title company who transfers those funds to the seller when closing is complete.

  • On average, transactions close within 30 days from the time we receive your signed agreement to the time you receive funds at closing. The exact timeline depends on a clean title search and the completion of closing paperwork.

  • Outstanding taxes or Home Owner Association (HOA) fees need to be resolved by the seller before closing. In some cases, we may be able to adjust our offer price to account for these fees.

  • Sign and date at the bottom of the “Purchase and Sale Agreement” and return it by mail or email.

  • Once we receive the signed agreement, we begin the title search and final property review. The title company then prepares the closing documents and coordinates the transfer of ownership and payment.

  • We believe that each piece of land holds its own unique opportunity. We review each property to see whether it makes sense for a farm, a home site, or just land. The final decision depends on our engineering review and what the land is best suited for.
